Public life at the edge of a
working energy landscape.

Cold wet winters, humid summers, nor'easters, cloudbursts, coastal flooding, and sea-level rise make thermal comfort and future flood elevation inseparable design problems.

A large urban grid can host diverse supply and district-energy opportunities, but new load, congestion, reliability, and emissions are location-specific.

One campus · distinct access layers

The connection is useful. The boundary is real.

The Bathhouse occupies a public transit and waterfront threshold; a flood-resilient utility spine connects it uphill or inland to a larger secure compute estate whose yards never interrupt the public shore.

Energy can serve the secure compute estate; separately metered recovered heat can pass through isolated exchangers to public and community uses. Water loops remain distinct, and the security boundary is crossed by controlled utilities and interpretation—not by public circulation.

Energy

Grid and resilience systems serve the estate; the Bathhouse makes hourly electricity and thermal performance public without claiming the harbor or roof powers the campus.

Recovered heat

A heat-pump-backed cascade preheats bath and domestic water, conditions the winter hall, and supports planting, with summer and outage rejection remaining independent.

Water

Treated recirculating baths, measured makeup, rain detention, floodable landscapes, and protected chemical systems keep public water distinct from harbor water.

Food and cultivation

A regional food hall and modest winter production animate the public edge; the garden is education and season extension, not food self-sufficiency theater.

Mobility

Rail, ferry, bus, bike, and walking arrivals face the waterfront; freight and emergency access remain inland with controlled crossings.

Employment

Union construction, electrical and thermal operations, aquatics, hospitality, food, landscape, and public education create visible career ladders.

Shared services

Shared thermal plant staff and loading consolidation are possible, but the Bathhouse maintains independent public-health operations and evacuation.
